Part 6 - The After

The last few weeks,  I was  stuck in NOLA Building and Permit purgatory. I had everything done on my end, but the city just would not submit the permits to Entergy to get my electricity and gas turned on. I called every single day; three times in the morning and 5 times in the afternoon. Thank God for my new friend Inspector Davis! He was the guy that began to know me by name and number at the permit office. He was so helpful going to different departments to make sure things were done correctly.

At listing time, I almost wanted to live in this one. It's walking distance to Lusher Charter School. Great Schools ranks Lusher 10 out of 10. It's also walking distance to Tulane University. I am tempted to move in for that reason alone, since I have a 6 and 2 yr old. It's a few blocks from Maple St, which has a lot of shops and salons. It's one street over from Oak St., which host the Po-Boy festival coming up on Oct 23. The street car line is a few blocks away either on Carrollton or on St Charles.

The next investment will go much smoother. I have to thank some really great vendors. The HVAC guys, George Villa and his son at Pride Services. They really do take pride in their work. He came out to do a few hours of work at the end of his long day! He went above and beyond....huge thanks! I highly recommend. The gutter guys at Manson Services under promised and over delivered. They were done before I even knew they started and at a very good price. The home stager, Tina Marie, was in budget, on time and also does all the artwork. I can tell that her and I will be friends.

Here is "The After" video and by the way, sold this one for $510,700 in 71 days.

Call me to help you find your next investment and I'll be there to help you sell it too!
